🎯 The business: same-day turnovers for short-term rental hosts. Guest leaves at eleven, the next one arrives at four, and in between you clean, restage, restock and photograph. Hosts pay a premium for reliability because a missed turn is a one-star review.

Who pays, and what

Hosts with two to ten listings who no longer want to do it themselves, and small property managers who need a dependable second crew. A turn on a two-bedroom unit typically bills $90 to $160, and the host passes most of it to the guest as a cleaning fee. One busy listing can mean eight to twelve turns a month.

What it takes to start
LLC, license, liability insurance$600
Supplies, a vacuum and a steamer$500
A turnover app (Turno, Breezeway or similar), three months$100
Spare linen sets to loan hosts, optional$300
All-in≈ $1,200 to $1,500
The first thirty days

Build a photo checklist for one unit: every room, staged, from the same angle every time. Post in the local host groups and on Turno, which matches cleaners to hosts in most cities. Offer to shadow a host on two turns for free, then quote a flat rate per unit, not per hour. Ask every host for a key box code and a restock list in writing.

The math

A two-bedroom turn is about two hours for two people. At $130 a turn, ten listings averaging eight turns a month is roughly $10,000 a month of revenue; supplies and laundry take 10 to 15 percent, labor the rest. The limit is not customers, it is how many turns you can stack between eleven and four. Laundry is the hidden bottleneck; a commercial laundromat account or an in-unit washer per listing solves it.

Rules to check

No state license. Confirm the city still allows short-term rentals; several large ones have restricted them, and your customers go with the rules. Insurance that covers you inside other people’s homes. Payroll from the first hire.

What goes wrong

Guests leave at noon instead of eleven and the schedule falls like dominoes; build thirty minutes of slack between turns. Hosts churn when their listing goes dark in the off season, so keep a few regular residential clients. Damage disputes are routine; your photos are the evidence, so take them even when you are late.
